The City of Montreal’s RénoPlex program helps owners finance certain exterior renovation projects.


Which properties are eligible?

RénoPlex is intended for residential buildings with 1 to 5 dwelling units, including a single-family house—whether a bungalow or a multi-storey home—a duplex, triplex, fourplex or fiveplex. Eligibility also depends on the property’s assessed value and the proposed work. A high-end property may not qualify for every component of the program.

Eligible property types include:

  • Single-family houses
  • Duplexes
  • Triplexes
  • Quadruplexes

Several factors determine eligibility, including the number of dwelling units, the building’s assessed value per square metre and the type of work planned. The program is divided into different categories, meaning an eligible property may not qualify for every type of renovation.


Which jobs may be subsidized?

Depending on the applicable program category, RénoPlex may support:

  • Roof repairs or replacement
  • Replacement of exterior cladding;
  • replacement of doors and windows;
  • insulation of the roof, exterior walls or foundation walls.

How much financial assistance is available?

The maximum assistance may reach:

  • $26,000 for a single-family house;
  • $52,000 for a building with 2 to 5 dwelling units.

The actual amount depends on the approved work and the amount allocated to each type of improvement.


What steps must be followed?

The owner must submit an application and receive conditional approval before starting the work. Once approval is received, the owner generally has 18 months to complete the project.

Any permits required by the borough must also be obtained. Starting the work before receiving approval could affect the project’s eligibility.

Which properties are eligible?

The program may apply to:

  • A property in Old Montreal
  • A property within the Mount Royal heritage site

  • A building of architectural or historic interest identified in the urban plan
  • A property located in certain designated areas.

A house does not necessarily need to be officially classified as a historic monument. However, its age or location in a historic neighbourhood does not automatically make it eligible. Its exact heritage status must be confirmed with the borough.


What work may be subsidized?

The assistance primarily supports the restoration of features that contribute to a building’s architectural character:

  • Masonry
  • Cornices
  • Balconies, galleries and porches
  • Exterior stairs and railings;
  • Sloped or mansard roofs;
  • Doors, windows and exterior cladding, depending on the property’s status.

Some restoration work completed as part of a broader project may be recognized, but its cost must be separated from the cost of new construction.


How much financial assistance is available?

Assistance generally represents 30% to 40% of eligible expenses, depending on the property’s heritage status.

For certain buildings of architectural or historic interest identified in the urban plan, the grant may reach $25,000. Higher limits may apply to classified or recognized buildings and properties located within certain heritage sites.

The owner must confirm the building’s heritage status, submit the required application and obtain all necessary authorizations before starting the work.

Depending on the property and its location, the project may require:

  • a construction or alteration permit;
  • professional plans;
  • heritage authorization;
  • approval under a Site Planning and Architectural Integration Program, commonly known in Quebec as a SPAIP.

Building or modifying a deck, balcony, gallery or porch also requires a permit in most cases. Requirements may be stricter when the property or surrounding area has recognized heritage value.

Effective assistance for improving energy efficiency for your home!

The Quebec government’s Rénoclimat program provides financial assistance for certain improvements that increase the energy performance of an existing home.


Which properties are eligible?

Rénoclimat may apply to:

  • single-family houses;
  • duplexes;
  • triplexes;
  • small multi-unit residential buildings.

A small multi-unit building must generally have no more than three above-ground storeys and a maximum footprint of 600 m². The property must be located in Quebec, be habitable year-round and have been built and occupied for at least 12 months.


Which jobs may be subsidized?

Rénoclimat may support several improvements to the existing building envelope:

  • Roof or attic insulation
  • Exterior wall insulation
  • Foundation and basement insulation
  • Exposed-floor insulation
  • Air-sealing improvements;
  • Replacement of eligible doors and windows.

The renovations must improve the property’s energy rating. When a project includes an addition, the new floor area is excluded from the calculation. Only eligible work completed on the existing part of the property may be considered.


How much financial assistance is available?

The amount varies according to the type of property, the work completed and the resulting improvement. Cumulative assistance for the same property may reach:

  • $20,000 for a single-family home;
  • $40,000 for an eligible duplex, triplex or small multi-unit residential building.

These amounts are the program’s cumulative limits, not amounts automatically granted for a single renovation project.


Which steps must be followed?

An initial energy evaluation must be completed before any work begins. The owner then receives a report describing the property’s energy performance and recommending potential improvements.

After the renovations, a second evaluation confirms the completed work and measures the improvement in the EnerGuide rating. Work started before the first evaluation is not eligible.

Kitchen or bathroom renovations, interior finishing, deck construction and additions may therefore be planned alongside eligible improvements. A detailed quote will help separate each part of the project and provide a clearer assessment of the available financial assistance.

The same project can include both eligible and non-eligible expenses. For instance, Rénoclimat could recognize foundation insulation, while the flooring, painting and basement finishing would remain the owner’s responsibility.
